Job Position: Maintenance Technician
Location: DALLAS, TX 75247
Pay Rate: $23.00/hr
Shift: 1st shift 5AM -1:30PM
Description:
I. Preventive Maintenance and Inspection
-
Perform routine and scheduled preventive maintenance (PM) on mechanical, electrical, plumbing, and HVAC systems (e.g., changing filters, lubricating moving parts, checking fluid levels).

Conduct daily and weekly inspections of the building, grounds, and equipment to proactively identify and correct potential deficiencies before they lead to breakdowns.

Document all PM and inspection activities accurately using a Computerized Maintenance Management System (CMMS) or work order system.
II. Repair and Troubleshooting

Mechanical Systems: Diagnose and repair issues with motors, pumps, belts, gears, and other mechanical components.

Electrical Systems: Troubleshoot and repair basic electrical circuits, lighting fixtures, switches, and outlets (up to 480V, depending on specific industry/facility).

Plumbing Systems: Perform repairs on faucets, toilets, drains (unclogging), water heaters, and general piping.

HVAC Systems: Perform basic troubleshooting and minor repairs on heating, ventilation, and air conditioning units.

General Building Repairs: Handle carpentry, drywall repair, painting, flooring installation/repair, and lock/door maintenance.
III. Work Order Management and Safety

Respond promptly to emergency maintenance requests and on-call duties as scheduled.

Prioritize and complete assigned work orders efficiently and accurately within established deadlines.

Maintain a safe work environment by strictly adhering to all company safety policies, including Lockout/Tagout (LOTO) procedures, proper use of Personal Protective Equipment (PPE), and OSHA regulations.

Maintain accurate records of all maintenance and repair work performed, materials used, and time spent.

Operate maintenance equipment (e.g., power tools, hand tools, scissor lifts, company vehicles) safely and effectively.
Qualifications

Education: High School Diploma or equivalent required. Vocational or technical certification in a maintenance-related field (e.g., HVAC, Electrical, Plumbing) is strongly preferred.

Experience: Minimum of 1-3 years of proven experience in multi-skilled facility, residential, or industrial maintenance.

Skills:
-
Solid working knowledge of basic electrical, plumbing, HVAC, and carpentry principles.

Proficiency in using a variety of hand and power tools.
-
Strong troubleshooting and problem-solving abilities.
-
Ability to read and interpret diagrams, blueprints, and equipment manuals.

Basic computer literacy for entering work orders into a CMMS.

Physical Requirements:
-
Ability to frequently lift and/or move heavy objects (up to 50 lbs.) and occasionally lift up to 100 lbs. with assistance.

Ability to climb ladders, bend, stoop, kneel, and work in confined spaces and at heights.

Must be able to work in all weather conditions, both indoors and outdoors.
